Staging to Successfully Sell Your Home

We’ve discussed correct pricing, and marketing and availability, and today, we will look at the third most important principle: condition and staging. When selling your home successfully, your focus is on two people:

  1. The potential buyer, so they see everything they want in your home. Remember that the average buyer views 10 homes before they decide which one to buy. So, the more your home resonates with them, the more likely they will keep your home at the top of their list.
  2. The Realtors who show it. Realtors know that they will show more homes than get bought. They want their buyers to choose the right home for them as quickly as possible. If they know they can show a home easily and conveniently, and if it looks great, they will want to show it to more buyers. Realtors also have reputations to keep up, so they want people to recommend them to other buyers because “S/he only showed us great homes.”

Staging, therefore, is not just to impress buyers, it is to impress Realtors who will bring more buyers. The more buyers you have in your home, the greater the chances you will get an offer in your preferred timescale or that you will get multiple offers and really maximize your sale price.

This is the underlying secret that helps sell most homes to most people at the best price. Yes, some buyers want a project they can refurbish, renovate, redecorate, and buy for a low price. But most buyers want a home in good condition they can “make their own” with some redecorating and a few other changes.

Buyers do not look beyond what they see. If simple things like light switches are broken, for example, they assume big things are not properly maintained. So, do the little fix-ups as soon as possible. If you have maintenance contracts or your appliances and HVAC system, or if you have had a major job done, leave the details on the kitchen work top so visitors know how well the home is cared for.

Staging

Create “The Wow Factor.” You want everyone to see your home at its best, from the front yard and front door, to each room, and then the backyard. Homes “speak” to people. Buyers walk in and know this home is for them, so stage it so it emphasizes everything you love about living there.
